Millennium Northmount Properties Ltd. has submitted the following Development Applications for two lots - 125-145 East 13th Street - to allow an 18-storey residential tower development with a mixed-use office/retail podium over three levels of underground parking. Proposal includes approximately 162 strata units, 30,000 sq. ft. offices geared to medical professionals and 20,000 sq. ft. of retail.
The proposal includes an amendment to the Official Community Plan (OCP) to increase the height limit from 46 metres to 57 metres. The proposed Floor Space Ratio (FSR) is 4.95 times the lot area, including 1.0 bonus FSR for the provision of employment generating uses, which is consistent with the OCP, and a density transfer from the Foot of Lonsdale (101-105 Carrie Cates Court) totaling 0.95 FSR.
Project was approved by Council on October 1, 2018.
